When She Stops Being Dramatic

Chapter 472: Chapter 165: The Green Tea Female Side Character in a Period Novel (Finale)

And so, they planned to sell off all the apartments, keeping only the shopping mall and office building to manage and lease themselves. They’d then use the profits to acquire new land, letting the money compound and grow.

This was the suburbs, so property prices couldn’t compare to the city center. Nevertheless, Jiang Zishi set the price at a mid-range 1,000 yuan per square meter. If they sold everything, they could recoup forty-five to forty-six million, which was even more than they had anticipated.

This single project alone would net them a return of over five million Pounds, principal and interest included. And that wasn’t even counting the three other projects they had waiting for funding to begin construction...

Reality, however, was a bit cruel. Commercial housing developments had been popping up one after another since 1986, and people were taking a wait-and-see approach. Those who were looking to buy were prioritizing properties in the city center.

The suburbs were considered a bit remote, and most people weren’t optimistic about the location. The main issue was that the price was too high.

Even a thirty-square-meter apartment cost thirty thousand yuan, to say nothing of a sixty-square-meter, two-bedroom apartment, which was sixty thousand!

A month had passed, and they had only managed to sell a scattered thirty or forty units. This was completely out of sync with the public’s immense demand for housing.

Jiang Zishi was so anxious he got a cold sore. He asked Bian Yumin what they should do. ”You said we wouldn’t have to worry about sales as long as we built the apartments. We’re out of cash and are just waiting for the revenue to pour into the new projects.”

Bian Yumin only had a cursory understanding of sales herself. ”Maybe we could run some promotions? Put out more advertisements?”

”The housing market hasn’t taken off yet. If we could afford to wait... forget ten or twenty years, even in just seven or eight, saying these prices would double would be an understatement.”

Jiang Zishi said impatiently, ”We’ll worry about the future later. Right now, we just need to meet the demands of those old guys and save up some money. Only then can we catch our breath and plan our own path forward.”

Bian Yumin wracked her brain, trying to recall all the different ways people in the future promoted real estate. She pursed her lips. ”Then let’s cut the price and run a promotion. Our location is a bit out of the way and the price is high, so of course people are hesitant. At least, they have no intention of buying right now.”

”Customers like to follow the crowd. We have all these apartments, and we’ve only sold a few dozen in all this time. It makes them even more reluctant to open their wallets.”

”Our apartments already come with basic finishing, meaning they’re move-in ready. So what if we announce that the first buyers can choose any floor and layout they want, we’ll throw in the final decorating for free, and they’ll also get a bicycle?”

”A bicycle is a small bonus, but people love a good deal. They’ll definitely flock here to buy.”

”Oh, and we can do a group discount! If one family buys, it’s the original price. If two families buy together, they get one percent off. If ten families buy, it’s ten percent off, and that’s the cap. This way, we’re offering a discount while encouraging a lot of people to buy at once.”

Jiang Zishi nodded enthusiastically. ”Let’s do it! We can buy the bicycles wholesale, which will be much cheaper. And this group discount idea... selling ten units at a time! I’m sure we can sell off all one thousand-plus apartments in no time!”

The two of them hammered out the details and then called in their sales manager to explain the plan.

”As soon as someone wants to buy, if they have the cash, don’t even wait to report to us. Just start the paperwork immediately. And once a unit is sold, there are no refunds, only exchanges under special circumstances!”

”After this, contact a bicycle manufacturer and order over a thousand units. Remember to haggle for a good price. Every customer who buys an apartment gets one. For the forty-square-meter units, throw in an electric fan. For the sixty-square-meter ones, add a wristwatch on top of that!”

The sales manager nodded eagerly, smiling. ”You got it. Once I sell a few more apartments and save up some commission, I’ll get my friends and family together to make a group and buy one myself...”

Hearing this, Jiang Zishi and Bian Yumin exchanged a look, their smiles filled with the relief and joy of a plan already succeeding.

The advertisements went out, blanketing the area. Jiang Zishi and Bian Yumin moved on to their second project, where they were running ragged trying to handle Chi Yun’er. But just two days later, when they checked in on the apartment sales progress...

The manager was ecstatic, praising them profusely. ”The boss and the madam boss really know what they’re doing! It’s only been two days, and we’ve already sold three entire building sections!”

Hearing this, Jiang Zishi and Bian Yumin were overjoyed. It seemed likely that all the apartments would be sold out in less than a month.

”So fast! I told you there are plenty of rich people in the Capital City. They just needed a little push, otherwise they’re reluctant to spend money on hoarding property,” Bian Yumin said, unable to hold back a smug little laugh.

Jiang Zishi nodded in agreement. ”It’s true. There’s no shortage of wealthy people, no matter the era. Our pricing is reasonable, and with all these promotions, who could possibly resist?”

Both of them were feeling smug about their brilliant decision and asked to see the account book. But when they saw that the owner of two and a half of those building sections was none other than Chi Yun’er, they were suddenly struck with a despair like being plunged into an icy abyss.
